If I have text for a family's beach house, what is the proper way to write it?
"The Andersons Beach House" or
"The Anderson's Beach House" or
"The Andersons' Beach House" or
some other way???????
This always confuses me, and I've seen it written several different ways, so I don't know which is correct?

The Andersons' Beach House. Or you could avoid it altogether and go with Anderson Beach House. A lot of people probably think the CORRECT way is stuffy. Or on the other hand, if they don't know the punctuation, they probably don't even notice it.
Another alternate is Anderson Family Beach House.

By way of explanation, Apostrophe-S is what you use for something owned by one person. John's Beach House. The Ogre's Beach House.
S Apostrophe is what you use for something owned by or belonging to more than one person. The cashiers' work station. The accountants' copy machine.
Omitting the apostrophe means there is no ownership. So you would never write "The Andersons Beach House" but you might say "The Dunes Beach House" if the beach house was called "The Dunes".

Thank you very much for this explanation! I thought putting the apostrophe at the end was correct, but it didn't quite look right. I might just go with "Anderson Family"- I'll have to see if it fits. (Now I have to go back and check- I probably have some incorrect designs, LOL!)

I leave out the S entirely and go with Anderson Beach House or Anderson Family Beach House. Anderson Beach House sounds more grand which I think is what people are going for when they buy something that names their house.

I prefer to leave out the apostrophe as it looks awkward. My last name looks awkward with and without. My last name is Chayka. The Chaykas doesn't seem right; Also the Chaykas' doesn't seem right either. The Chayka's Beach House is just grammatically incorrect, though technically speaking, Chayka is already plural since it represents a family.
The Chayka Family (BEACH HOUSE underneath)
The Chayka Family Beach House (this would be OK also)
